Grand Baie

Grand Baie concentrates retail, dining, offices, marinas and international stock. It is the North’s deepest market but also highly heterogeneous: town centre, golf estates and residential streets price differently. In August 2026 PropertyCloud showed about 3,240 listings, MUR 27.2 million average asking price and a typical MUR 7.9–134.2 million range. The volume chiefly demonstrates dispersion.

Péreybère

Péreybère benefits from its beach, Grand Baie proximity and holiday demand. Density, traffic and parking are the trade-offs. For short lets, real walking distance, noise and co-ownership rules matter more than the district label.

Mont Choisy and inland North

Mont Choisy combines beach, golf, Smart City and premium stock between Grand Baie and Trou aux Biches. Mapou and nearby areas serve families seeking schools and space without direct beach life. Geographic proximity is not the same as daily convenience.

Tenant segments

Grand Baie attracts short and long stays, companies, retirees and professionals. Péreybère is more visitor-led; Trou aux Biches more residential; Cap Malheureux and Grand Gaube more targeted. Model each segment separately and check letting restrictions.

Access and disturbance

Visit evenings and weekends; check noise, parking, nightlife, construction, traffic and drainage. Near the coast add salt, corrosion, public access and setback. Activity can support rent while reducing residential comfort.

Micro-location value

Within one village, walkability, view, road crossings, security, generator, parking and estate quality create large differences. The Grand Baie average does not value Mont Choisy or Cap Malheureux automatically.

North Coast rental benchmarks

August 2026 PropertyCloud listings placed overall Grand Baie asking rent around MUR 80,000 per month: about MUR 90,000 for houses and MUR 65,000 for apartments. Mont Choisy was near MUR 85,000 and Trou aux Biches near MUR 70,000, with very wide ranges. Grand Baie sale listings averaged roughly MUR 27.2 million. These figures mix sizes and market tiers; they must be filtered by type, floor area, foreign status and exact micro-location.

Choose the village for daily life

Grand Baie has the greatest concentration of retail, restaurants, services and rental demand, with more traffic and noise. Péreybère prioritises beach access and activity in a denser setting. Mont Choisy combines beach, golf and newer stock. Trou aux Biches is often more residential and linear along the coast. Cap Malheureux, Bain Bœuf and Grand Gaube offer quieter settings with fewer walkable services. Mapou suits school-oriented families seeking space more than a directly coastal lifestyle.

Yield requires tenant segmentation

Do not combine long-stay retirees, expatriate families, relocating employees and holiday visitors. Each seeks a different service level, term and season. For a Grand Baie apartment, model permitted short stays separately from a furnished annual let, including vacancy, platform, cleaning, utilities and management. For a family villa, test school access, security, backup power, garden and pool. A regional average is not evidence of demand at the target rent.

Micro-location risks

A few hundred metres can change beach access, traffic, dust, noise, drainage and value. Visit in the morning, at school-run time, evenings and weekends. Check neighbouring projects, servitudes, coastal setback, corrosion, water supply, generator, wastewater and visitor parking. In a managed estate, review the budget, reserve, letting rules and works. For resale depth, ask which buyer profiles actually completed comparable purchases during the previous twelve months.

Trou aux Biches

Trou aux Biches offers a long beach and generally more residential atmosphere. Services are less concentrated than in Grand Baie, but families and quieter holiday demand may prefer it. Check public sea access, erosion, drainage and future building between the unit and coast.

Cap Malheureux and Grand Gaube

Cap Malheureux favours views, calm and houses; Grand Gaube extends the choice into a more residential north-east. Daily travel, retail and schools are less immediate. These areas better fit personal use or targeted premium demand than a universal rental assumption.

Selection method

Build comparables by property type, legal regime, internal area, beach distance and services, then visit at different times. Use completed rents where possible and deduct vacancy, management and charges. Grand Baie’s August 2026 average asking rent was around MUR 80,000, but the MUR 30,000–230,000 range makes that average unsuitable for valuing a specific unit.
