La Preneuse, Le Morne and Cascavelle

La Preneuse combines beach and Black River proximity; Le Morne is scarce, protected and ultra-premium; Cascavelle and Uniciti bring housing, education and central access together. They complement Tamarin, Black River and Flic-en-Flac with distinct price and demand profiles.

Schools and travel

Schools and activities drive family decisions. Test journeys at 7:30am and 4pm. Access to Port Louis, Moka and the airport varies. A geographically close home may depend on one congested road.

Exposure and comfort can change within a few kilometres. Elevated plots gain views and airflow but may add wind, slope and a longer drive. Seafront living adds salt, corrosion and maintenance, while low areas demand scrutiny of drainage and flood history.
